Bespoke real estate can help address the place-based needs of the UK, by increasing the provision of sustainable property with a social use, which is in short supply. In this roundtable, Ed Long, a Portfolio Manager at AEW, will lead a discussion on the company’s experience of evolving an existing diversified, core property strategy into an impact strategy, to have a positive impact on local communities, using real estate to address place-based needs and climate change, while still achieving attractive returns for clients.
Ed will be joined by advisers from Eversheds Sutherland and The Good Economy who will outline how to create an impact property strategy through developing a bespoke impact measurement and management system. This new data collection system is designed to align with the best principles of impact investing, working with the Financial Conduct Authority (FCA).

Ed Long, Executive Director and Portfolio Manager, AEW
Ed joined AEW in 2015 and is Portfolio Manager of the AEW UK Impact Fund, a diversified core UK strategy focused on improving local communities. He has a wealth of experience executing direct investments and sales on turnaround portfolios and sell-down mandates to achieve the targets set by clients.
Ed led AEW’s UK investment into social needs based residential accommodation. He also has experience in investor and shareholder presentations and capital raising. In addition to this, Ed has assisted with the portfolio management of AEW’s UK REIT. Ed worked closely with The Good Economy developing aninvestment measurement and management system and framework, providing experience in impact investing strategies and knowledge of the FCA’s upcoming Sustainability Disclosure Requirements.
Phil Spyropoulos, Partner, Eversheds Sutherland
Phil advises financial institutions on regulation, market practice and developments. His background is in asset management and funds where clients value his regulatory knowledge and insights into the practical aspects of their operations. He works extensively on investor and market disclosure, often in the context of new regulatory initiatives, and particularly in sustainable investing and non-financial reporting, where he is involved in industry thought leadership.
Phil chairs The Investing and Savings Alliance Responsible and Sustainable Investing Committee and sits on the FCA's Disclosures and Labels Advisory Group, as well as acting as counsel to the Investment Association’sSDR implementation forum. He was the Eversheds Sutherland lead for the AEW UK Impact Fund’s adoption of a sustainability objective and adoption of an SDR Sustainability Impact label.
Andy Smith, Head of Impact Services, The Good Economy (TGE)
Andy is an experienced project manager and impact measurement and management practitioner, specialising in social housing, real estate and impact investing. He also manages and develops teams and business systems. Andy runs many of the impact services TGE deliver for their clients, particularly in the housing and real estate sector. He works collaboratively with his clients to develop impact measurement, management and reporting systems that help prove and improve impact.
Andy is actively involved in the development of TGE’s impact assessment methodologies, drawing on international good practice and first-hand experience. Andy collaborates with partners across the public, private and social sectors. He has led the development of a standard approach to ESG and impact reporting for social and affordable housing working with a wide range of stakeholders, including housing associations, lenders and investors.

Monique is a consultant and works alongside the Pensions for Purpose team to host events for Community members.
She has over 27 years of experience working in asset management, with UK institutional investors, including pension schemes, corporates and professional trustee relationships. Her career includes time at Schroders, Fidelity, Invesco and, more latterly, J.P. Morgan Asset Management which she left last year to pursue her outside interests.
